Permit Data FAQs

A building permit is the record a city or county creates when someone plans construction or repair work on a property. Each record shows what the work was, its status, key dates, and the declared job value. Tracerfy returns these records for any U.S. address.

Yes, when you request permits with the property data. Recent work lowers the matching score, because a new roof, HVAC system or solar install is unlikely to need work again soon. Existing solar, for example, lowers the solar score. Other permits can raise a score, such as a stalled roofing job or a rehab on an investor-held property. Each change is listed in the score's factors, so you can see why it moved. A property with no permit on record keeps its usual scores.

No. Many properties have none, and you pay nothing for those. When a property does have permits, you get every permit that matches your filters, up to the number you ask for.

Lookups search from 2010 by default. Send a start date to narrow the search to recent work, for example only permits filed in the last two years.

Yes. Ask for specific work types such as roofing, solar, or HVAC, and filter by status: active, in review, finaled, or inactive. Filtering for roofing permits finaled years ago is a common way to find homes that may be due for a new roof.

After your list is delivered, we look up permits for every property and publish a second CSV with one row per permit, up to 10 permits per property. Yes. The property popup on the Lead Builder map has a free Check permits button that shows how many permits are on record.

Each city or county reports its own details. Some permits have no issue date, no job value, or an unknown status. You still get the permit, and any detail that is not on record comes back empty. Permits with an unknown status do not appear when you filter by status.

Exact. The street number and street name must match, and the ZIP code when you send one. A near match counts as a miss, so you never pay for permits that belong to a neighboring house.
